Should you use Zillow as an accurate evaluation of your home’s value? Hi, I’m Isabel Guzman and no, you should not. Why? Well, let’s put this into perspective. Would you marry someone without ever seeing them? Let’s just say you had a really good idea of what they were like and how they looked, but you never spoke to them or never saw them. Would you marry them? Well, me either. That’s sort of like trusting Zillow to value your home.

You see, Zillow is an algorithm based on public data. Zillow has never seen the inside of your home and it’s simply a computer. Zillow comes up with a value based on what other homes nearby have sold for. But there are things it cannot take into consideration, such as upgrade, views, location, market trends and so much more. And all of these factors have a huge impact on the value of your home.

Let me give you a perfect example. In my neighborhood, the builder built two home series, which means that the two homes that can have the same characteristics will never sell for the same amount. Zillow even acknowledged that their lack of accuracy and they encourage you to get a more accurate evaluation by a licensed realtor or appraiser. That’s why if you want to have an accurate market value of your home, you need someone that lives and plays in your neck of the woods. Again, I am Isabel, bringing you home.
